What it is probably doing

The single most common fault we find in existing installations is not a broken part, it is a boiler that was too big for the house from the day it went in. An oversized boiler reaches temperature quickly, shuts off, cools, and fires again, over and over, which wears the components and costs more to run than a correctly sized one.

So the install starts with a heat loss calculation rather than a look at what was there before. Replacing like for like just inherits whatever mistake was made last time.

The serial number comes first. It tells us the build year, which is the only honest way to know the age of a heater. Everything after that is tracing the symptom.

What actually fails

Five of these six are parts. One is the tank.

    Anode rod

    Corrodes so the steel tank does not. Spent by roughly year five, and almost nobody replaces it.

  • 2
    Dip tube

    Carries cold water to the bottom. When it cracks, cold mixes at the top and the shower turns lukewarm early.

  • 3
    Temperature and pressure valve

    A safety device. If it weeps it is usually the valve or the expansion tank pressure, not the heater.

  • 4
    Sediment layer

    Hard water leaves scale on the tank floor, insulating the burner from the water. That is the rumbling.

    Drain valve

    Prone to seeping once it has been opened after years of neglect.

  • 6
    Thermostat and gas control

    Governs burner and pilot. The usual reason a pilot will not hold.

Questions we get asked

How much does a new boiler cost?

Boilers vary far more than water heaters, so we quote per system rather than publishing a band that would be misleading. The variables are output, condensing or conventional, zoning, and the state of the existing pipework.

What size boiler do I need?

Whatever a heat loss calculation says, which is very often smaller than what is there now. Oversizing is the most common fault we find, and it costs the owner money every single heating season.

Is a condensing boiler worth it?

Only if the system can run at low enough return temperatures to actually condense. In a house with generously sized emitters, yes, clearly. In a house with undersized radiators run hot, the efficiency gain largely disappears.

Can you replace a boiler in winter?

Yes, and it is when most of them get replaced, because that is when they fail. We plan the changeover to minimise the time without heat.

Do you handle permits and inspection?

Yes. Combustion, venting, pressure relief and expansion are all part of the job rather than optional extras.

Should I replace my boiler and water heater at the same time?

Not automatically. They fail on different schedules. If both are genuinely near the end it can save on labour, but replacing a working water heater because the boiler died is exactly the kind of thing we would talk you out of.
