Repair first

We do not condemn a water heater because of its birthday. Many have years left with an anode rod, a valve or a flush.

Flat upfront pricing

Quoted and approved before anything starts. No hourly meter, no line items added while we are in there.

Same day capable

A person answers the phone. Real arrival windows, and replacement stock on the truck when the tank is done.

Water heater repair in Ogden and Northern Utah

We repair water heaters across Ogden, Weber County, Davis County and Morgan County. Repairs start at $225, we diagnose before we quote, and most calls are seen the same day.

Before you spend thousands

The most expensive myth in this trade is that a water heater over ten years old should be replaced on sight. Age is not a diagnosis. A tank that rumbles, runs cold halfway through a shower, or drips at a fitting is telling you something specific, and in most cases it is not telling you to spend three thousand dollars.

A new anode rod beside one corroded down to a thin wire core
Left, new. Right, the same part after years in Utah water. This rod corrodes so the tank does not. Replace it and the heater keeps going. Ignore it and the tank rusts from the inside, which is the one failure nobody can repair.

Sediment, a spent anode rod, a failed dip tube, a stuck thermostat and a leaking T and P valve all look identical from the outside. Four of those five are repairs. Only one means the tank itself is finished.

So the question worth asking is not how old is it. It is what actually failed, and is the tank still sound. That takes about twenty minutes to establish, and it is the difference between a bill you remember and one you do not.

Usually a repair

Rumbling or popping

Sediment boiling under the burner. A flush and a fresh anode rod normally settles it, and buys years.

Usually a repair

Pilot will not stay lit

Thermocouple or gas control valve. A part, not a tank.

Worth watching

Hot water runs out early

Often a broken dip tube or a failed lower element. Sometimes the tank is simply undersized for the household it now serves.

Replace

Water on the floor from the tank body

Once the steel liner is through, there is nothing to repair. This is the one case where fast replacement is the honest answer.

The honest diagnosis

The same four steps on every call, whether it turns into a two hundred dollar repair or nothing at all.

Price does not move

If we recommend a repair and the tank fails within a year, the repair comes off the replacement

We would rather be wrong at our own expense than sell you a water heater you did not need. Every install is warranted on parts and labour.

What it costs

Published, because you should be able to work out roughly where you stand before anyone comes to the house.

  • Water heater repair $225 to $900
  • Maintenance and flush $150 to $325
  • Emergency repair $250 to $1,100
  • Expansion tank $200 to $300
  • Electric water heater $1,250 to $2,400
  • Gas water heater replacement $2,100 to $3,250
  • Power vent water heater $2,900 to $3,400
  • Tankless installation $3,500 to $5,500
9x A repair starts at $225. Replacing a gas water heater starts at $2,100. That gap is the entire reason we diagnose before we quote.

Where you land in the range

The low end of a repair is a thermocouple or a thermostat. The high end is a gas control valve, or work that needs the tank drained and a fitting cut out.

On a replacement, the range is mostly venting and code. A straight swap in an open basement sits near the bottom. A tight closet needing a power vent and an expansion tank sits near the top.

What $150 buys. Sediment out of a tank that had never been flushed. The cheapest line on the list, and the one that keeps a heater off the rest of it.

Tank or tankless, honestly

Every plumbing site in Utah pushes tankless. It is an excellent machine in the right house. Here is where each one actually wins.

A wall mounted tankless water heater with stainless venting and isolation valves
Note the isolation valves. They are what make annual descaling possible.

Tankless is a genuinely better machine in the right house. In much of Weber County the deciding factor is not the unit, it is the water. Without softening and annual descaling, scale shortens its life and voids most warranties.

We will tell you which side of that line your home sits on.

Figures reflect our own installed pricing in Northern Utah. Your house may differ, which is the point of a diagnosis.

Simultaneous showersLimited by tank size.Strong once sized correctly.
Space usedA closet or a corner of the basement.Wall mounted, frees the floor.
Service lifeEight to twelve years here.Fifteen to twenty if it is descaled.

Standard 40 to 50 gallon tank, cutaway. Orange marks the sediment layer, the most common cause of a water heater that sounds like it is failing but is not.
What actually fails

Five of these six are parts. One is the tank.

  • 1
    Anode rod

A sacrificial magnesium rod that corrodes so the steel tank does not. Spent by roughly year five, and almost nobody replaces it.

  • 2
    Dip tube

Carries cold water to the bottom of the tank. When it cracks, cold mixes at the top and your shower turns lukewarm early.

  • 3
    Temperature and pressure valve

A safety device. If it weeps, it is usually the valve or the expansion tank pressure, not the heater.

  • 4
    Sediment layer

Utah hard water leaves mineral scale on the tank floor. It insulates the burner from the water, which causes the rumbling and drives up the gas bill.

  • 5
    Drain valve

Used for flushing. Prone to seeping once it has been opened after years of neglect.

  • 6
    Thermostat and gas control

Governs burner and pilot. The usual reason a pilot will not hold.

The install is what decides how long the next one lasts

Two water heaters, both working on the day they were fitted. One of them was always going to fail early.

What we usually find An old corroded gas water heater with poor venting, no expansion tank and no drain pan
Fitted cheap, failed early.
  • No expansion tank, so pressure works against the tank every heating cycle
  • No drain pan, so the first leak reaches the floor rather than a drain
  • Vent slope is wrong, which is a combustion safety problem, not a tidiness one
  • Scale on the drain valve, so it was never flushed
How we leave it A correctly installed gas water heater with expansion tank, proper venting and a drain pan
Fitted to code, and to last.
  • Expansion tank fitted and charged to the house pressure
  • Drain pan and a run to a safe discharge point
  • Double wall vent connector, correctly sloped and supported
  • Isolation valves so it can actually be flushed each year

Photographs are illustrative of conditions we see routinely, not a specific customer's job.
