Where you land in the range
The low end is a thermocouple or a thermostat. The high end is a gas control valve, or work that needs the tank drained and a fitting cut out.
We tell you which end you are on before the work starts, and the price does not move after that.
Five of these six are parts. One is the tank.
- 1Anode rod
Corrodes so the steel tank does not. Spent by roughly year five, and almost nobody replaces it.
- 2Dip tube
Carries cold water to the bottom. When it cracks, cold mixes at the top and the shower turns lukewarm early.
- 3Temperature and pressure valve
A safety device. If it weeps it is usually the valve or the expansion tank pressure, not the heater.
- 4Sediment layer
Hard water leaves scale on the tank floor, insulating the burner from the water. That is the rumbling.
- 5Drain valve
Prone to seeping once it has been opened after years of neglect.
- 6Thermostat and gas control
Governs burner and pilot. The usual reason a pilot will not hold.

What size commercial water heater do I need?
For commercial the number that matters is recovery rate rather than tank size, because the draw is continuous rather than in bursts. A restaurant and an office of the same square footage need completely different units.
Can you service the units we already have?
Yes. Commercial units respond to maintenance even better than residential ones, because they work harder. Annual flushing and anode inspection is the cheapest thing you can do for them.
Do you offer maintenance contracts?
Talk to us about the portfolio and we will put together a schedule. Planned maintenance on commercial hot water is considerably cheaper than emergency callouts.
