What it is probably doing
We replace a water heater when the steel tank has failed, and not before. Once the liner is through there is nothing to repair, and at that point the only question left is what goes in and how well it is fitted.
That second half is where the money actually goes. Two identical heaters, one fitted properly and one fitted fast, will not last the same number of years. The expansion tank, the vent connector, the pan, the straps and the shut off are not upsells, they are the difference between passing inspection and failing quietly.

Rusty hot water that persists after a flush
Usually the tank lining rather than the anode rod, once flushing has not fixed it.

Where you land in the range
The low end is a thermocouple or a thermostat. The high end is a gas control valve, or work that needs the tank drained and a fitting cut out.

Corrodes so the steel tank does not. Spent by roughly year five, and almost nobody replaces it.
- 2Dip tube
Carries cold water to the bottom. When it cracks, cold mixes at the top and the shower turns lukewarm early.
- 3Temperature and pressure valve
A safety device. If it weeps it is usually the valve or the expansion tank pressure, not the heater.
- 4Sediment layer
Hard water leaves scale on the tank floor, insulating the burner from the water. That is the rumbling.
- 5Drain valve
Prone to seeping once it has been opened after years of neglect.
- 6Thermostat and gas control
Governs burner and pilot. The usual reason a pilot will not hold.

How much does it cost to replace a water heater in Ogden?
Gas runs $2,100 to $3,250 fitted, electric $1,250 to $2,400, and power vent $2,900 to $3,400. Where you land depends mostly on venting and code work rather than the unit. A straight swap in an open basement sits near the bottom of the range. A tight closet needing a power vent and an expansion tank sits near the top.
How long does a replacement take?
Most are done in a single visit of three to five hours. If venting has to change or the space needs work to meet code it can run longer, and we tell you that before we start rather than after.
What size water heater do I need?
It depends on household size, how many fixtures run at once, fuel type and available space. Two to three people are usually well served by forty gallons, four to five by fifty, and larger households either need more capacity or a faster recovery rate. Bigger is not automatically better, it just costs more to keep hot.
Do I need an expansion tank?
In most Northern Utah homes with a closed system, yes, and it is code. Without one, every heating cycle pushes pressure back against the tank and the relief valve. It is a $200 to $300 line and it is one of the cheapest things you can do to make a heater last.
Can you replace it the same day?

Is a more expensive water heater worth it?
Sometimes. A better tank buys you a thicker anode, a better warranty and often a longer service life. But a premium unit fitted badly will still fail early, so if the budget is tight we would rather put the money into doing the install properly.
