What it is probably doing
Almost nobody services a water heater. It sits in a basement doing its job until the day it does not, and then it gets replaced. That is the normal cycle, and it is why so many heaters here fail years before they had to.
Northern Utah water is hard. Scale settles on the tank floor and insulates the burner from the water above it, which is what causes the rumbling and quietly raises the gas bill. Meanwhile the anode rod, which corrodes so the steel tank does not, is usually spent by year five and almost never replaced.
Rumbling or popping
Sediment boiling under the burner. A flush is exactly the fix.

The anode rod is almost certainly spent. This is the moment to change it.
Gas bill creeping up
Scale insulating the burner makes the unit work harder for the same hot water.

Usually a reaction at a spent anode rod. Changing the rod normally clears it.

Where you land in the range
The low end is a thermocouple or a thermostat. The high end is a gas control valve, or work that needs the tank drained and a fitting cut out.

Corrodes so the steel tank does not. Spent by roughly year five, and almost nobody replaces it.
- 2Dip tube
Carries cold water to the bottom. When it cracks, cold mixes at the top and the shower turns lukewarm early.
- 3Temperature and pressure valve
A safety device. If it weeps it is usually the valve or the expansion tank pressure, not the heater.
- 4Sediment layer
Hard water leaves scale on the tank floor, insulating the burner from the water. That is the rumbling.
- 5Drain valve
Prone to seeping once it has been opened after years of neglect.
- 6Thermostat and gas control
Governs burner and pilot. The usual reason a pilot will not hold.
Questions we get asked
How often should a water heater be flushed?
Once a year in Northern Utah. The water here is hard enough that annual is genuinely the right interval, not a sales schedule. Two years between flushes and the sediment layer starts insulating the burner.
What does a maintenance visit include?
A full flush, an anode rod inspection and replacement where it is accessible, a temperature and pressure relief valve test, an expansion tank pressure check and a general look at venting and connections. $150 to $325 depending on what we find.
What is an anode rod and why does it matter?
It is a sacrificial magnesium rod inside the tank. It corrodes so the steel tank does not. Once it is gone the tank starts corroding instead, and a corroded tank is the one failure nobody can repair. It is usually spent by year five and it costs a fraction of a replacement.
Can I flush my own water heater?
You can, and if you are comfortable doing it we would rather you did that than not do it at all. What a homeowner cannot easily do is pull and inspect the anode rod, which is the part that actually decides how long the tank lasts.
Will maintenance really extend the life?
Yes, materially. A flushed and re-rodded tank reaching twelve years here is realistic. A neglected one failing at seven is common. That is roughly five years of service for the cost of a few visits.
Do tankless units need servicing too?
More than tanks do. They need descaling roughly annually in this water, and without it scale will shorten the life and void most warranties.
