Most water heaterscan be repaired.
Four of the five faults we see are parts, not tanks. We find which one it is before anyone talks about money, then quote it flat.
What is it doing?
Pick the closest. Takes about thirty seconds.
We come back with what actually failed, whether it is a part or the tank, and what each option costs. No visit needed to get that far.
Repair first
We do not condemn a water heater because of its birthday. Many have years left with an anode rod, a valve or a flush.
Flat upfront pricing
Quoted and approved before anything starts. No hourly meter, no line items added while we are in there.
Same day capable
A person answers the phone. Real arrival windows, and parts on the truck for the common faults.
What it is probably doing
A water heater that has stopped behaving is not automatically a water heater that has finished. Four of the five things that commonly go wrong are parts, and parts are a few hundred dollars fitted. Only one of them, a tank that has rusted through, is a replacement.
The trouble is that all five look identical from the outside. So we read the serial, trace the symptom, and check whether the tank itself is still sound before anyone talks about money.
No hot water at all
Thermocouple, gas control valve, or a tripped high limit on an electric unit.
Rumbling or popping
Sediment boiling under the burner. A flush and a fresh anode rod normally settles it.
Pilot will not stay lit
Thermocouple first, gas control valve second. A part, not a tank.
Hot water runs out early
Broken dip tube, or a failed lower element on electric. Sometimes the tank is simply undersized now.
Rusty or discoloured hot water
Often a spent anode rod, which is a cheap fix. Sometimes the tank lining, which is not.
Water on the floor from the tank body
The steel liner is through. There is nothing to repair here.
Tell us the symptom. We will tell you which one it is.

The same four steps on every call, whether it turns into a two hundred dollar repair or nothing at all.
Call or send the details
Age, symptom, and what it is doing. A person answers, not a queue.

Serial read, symptom traced, tank checked. About twenty minutes.

Repair cost and replacement cost, side by side, in writing, with our recommendation.
Flat price, approved before we startWe do the work
Parts on the truck for common repairs. Replacement stock available same day.
Price does not moveIf we recommend a repair and the tank fails within a year, the repair comes off the replacement
We would rather be wrong at our own expense than sell you a water heater you did not need. Every install is warranted on parts and labour.
What it costs
Published, because you should be able to work out roughly where you stand before anyone comes to the house.
- Water heater repair $225 to $900
- Emergency repair $250 to $1,100
- Maintenance and flush $150 to $325
- Expansion tank $200 to $300
- Gas water heater replacement, if it comes to that $2,100 to $3,250
Where you land in the range
The low end is a thermocouple or a thermostat. The high end is a gas control valve, or work that needs the tank drained and a fitting cut out.
We tell you which end you are on before the work starts, and the price does not move after that.
Five of these six are parts. One is the tank.
- 1Anode rod
Corrodes so the steel tank does not. Spent by roughly year five, and almost nobody replaces it.
- 2Dip tube
Carries cold water to the bottom. When it cracks, cold mixes at the top and the shower turns lukewarm early.
- 3Temperature and pressure valve
A safety device. If it weeps it is usually the valve or the expansion tank pressure, not the heater.
- 4Sediment layer
Hard water leaves scale on the tank floor, insulating the burner from the water. That is the rumbling.
- 5Drain valve
Prone to seeping once it has been opened after years of neglect.
- 6Thermostat and gas control
Governs burner and pilot. The usual reason a pilot will not hold.
Questions we get asked
How much does water heater repair cost in Ogden?
Most repairs run $225 to $900 fitted. The low end is a thermocouple or a thermostat. The high end is a gas control valve, or work that needs the tank drained and a fitting cut out. Emergency calls run $250 to $1,100. You get the price before we start, and it does not move.
Is it worth repairing a ten year old water heater?
Often yes. Age on its own is not a reason to replace anything. A ten year old tank that is sound, with a spent anode rod and a layer of sediment, can be flushed and re-rodded for a fraction of a replacement and go on working for years. What matters is whether the steel tank is still intact, not what the sticker says.
How do I know if it is the anode rod?
Rusty hot water, a rotten egg smell, or a tank that has never been serviced past year five are the usual signs. The rod is sacrificial: it corrodes so the tank does not. Once it is gone the tank starts corroding instead. We pull it and show you.
Can you come out the same day?
Most repair calls are seen the same day. If the tank is leaking we treat it as urgent. Call (801) 643-5784 and a person will answer.
Which brands do you repair?
Rheem, A.O. Smith, Bradford White, State, Ruud, Richmond, Lochinvar, Reliance and Kenmore on tanks, and Navien, Rinnai, Takagi, EcoSmart and Stiebel Eltron on tankless. If it is not on that list we almost certainly still work on it.
Will you tell me if replacing is the better option?
Yes, in writing, with the reason. If a repair is the smarter investment we say that too, even though the replacement pays us more. That is the whole point of how we work.
