What it is probably doing
A boiler heats water to move heat around the house, through radiators, baseboard or a slab. A water heater heats water for you to use. They share a fuel source and almost nothing else, and the faults look completely different.
We work on both, but we do not pretend they are the same job. Boiler diagnosis is about circulation, pressure and controls as much as it is about combustion, and a no heat call in January is a different kind of urgent.
No heat, boiler will not fire
Ignition, gas valve, pressure switch or a control fault. A sequence to work through, not a guess.
Some rooms warm, some cold
Circulation rather than the boiler itself. Zone valves, circulator pumps or air in the loop.
Pressure dropping repeatedly
A leak somewhere in the loop, or a failed expansion vessel. Both are findable.
Short cycling
Firing and stopping repeatedly. Often controls or sizing rather than a failing boiler.
Noise from the pipework
Air, circulation speed, or expansion. Rarely the boiler itself.
Cracked heat exchanger
This is the one that ends a boiler. We confirm it before we condemn it.

Where you land in the range
The low end is a thermocouple or a thermostat. The high end is a gas control valve, or work that needs the tank drained and a fitting cut out.
We tell you which end you are on before the work starts, and the price does not move after that.
Five of these six are parts. One is the tank.
- 1Anode rod
Corrodes so the steel tank does not. Spent by roughly year five, and almost nobody replaces it.
- 2Dip tube
Carries cold water to the bottom. When it cracks, cold mixes at the top and the shower turns lukewarm early.
- 3Temperature and pressure valve
A safety device. If it weeps it is usually the valve or the expansion tank pressure, not the heater.
- 4Sediment layer
Hard water leaves scale on the tank floor, insulating the burner from the water. That is the rumbling.
- 5Drain valve
Prone to seeping once it has been opened after years of neglect.
- 6Thermostat and gas control
Governs burner and pilot. The usual reason a pilot will not hold.

Do you repair boilers as well as water heaters?
Yes. Boilers are a secondary service line for us and a genuinely different discipline. We work on Lochinvar, Weil-McLain, Burnham, Navien, Rinnai, Bosch, Viessmann, NTI, Triangle Tube, Peerless, Crown, Laars, Utica, Slant/Fin and Buderus.
My boiler has no heat. What is it likely to be?
On a sealed system the usual suspects are ignition, the gas valve, a pressure switch, low system pressure or a control fault. It is a sequence to work through rather than a guess, and most of them are parts rather than a boiler.
How much does boiler repair cost?
Most repairs are $225 to $900. Emergency no heat calls run $250 to $1,100. Replacement is quoted per system because boilers vary far more than water heaters do.
Should I repair or replace my boiler?
The thing that ends a boiler is a cracked heat exchanger. Almost everything else is a part. We confirm a cracked exchanger before condemning anything, because it is the one diagnosis that costs you thousands if it is wrong.
Do boilers need annual servicing?
Yes, more than water heaters do. Combustion, pressure, the expansion vessel and the controls all want checking before the heating season rather than during it.
Is a boiler the same as a water heater?
No. A boiler heats water to move heat around the house through radiators or a slab. A water heater heats water for you to use at the tap. Some systems use a boiler to do both, which is a third arrangement again.
