Where it leaks from decides everything. A fitting is a repair. The tank body is not.

Every symptom on a water heater has a short list of likely causes, and the list is shorter than most people expect. The reason a diagnosis matters is that four of the five things that commonly go wrong are parts, and only one of them means the tank is finished.

What we check

The serial number first, for the build year. Then the symptom, traced to a component rather than guessed at. Then whether the steel tank itself is still sound, because that is the only question that separates a few hundred dollars from a few thousand.

That takes about twenty minutes and it happens before anyone talks about money.

What it usually costs

Repairs run $225 to $900 fitted. Replacing a gas water heater runs $2,100 to $3,250. That gap is roughly nine to one, which is exactly why we do not condemn a heater on age or on a symptom alone.

Questions we get asked

What causes water heater leaking?

Where it leaks from decides everything. A fitting is a repair. The tank body is not.

Is this a repair or a replacement?

Usually a repair. Only a tank that has corroded through is genuinely a replacement, and that shows itself as water coming from the body of the tank rather than from a fitting.

How much will it cost to fix?

Most repairs are $225 to $900 fitted, quoted flat before we start.
