This is the part of the job almost nobody explains, which is odd, because understanding it is what stops people spending thousands they did not need to spend.

What actually matters

Northern Utah water is hard. Scale settles on the tank floor and insulates the burner from the water above it, which causes the rumbling, raises the gas bill and shortens the life of the tank.

Meanwhile the anode rod, the sacrificial component that corrodes so the steel tank does not, is usually spent by year five and almost never replaced. Between those two facts sits most of the difference between a heater that reaches twelve years and one that fails at seven.

What to do about it

Flush it annually. Have the anode rod inspected and replaced when it is spent. Test the relief valve and check the expansion tank pressure while you are at it. That visit runs $150 to $325.

Against a $2,100 replacement, that is the cheapest arithmetic in this trade.
