Water heater sizing guidethe honest version.
Household size, fixtures running at once, fuel type and space. Bigger is not better, it just costs more to keep hot.
Household size, fixtures running at once, fuel type and space. Bigger is not better, it just costs more to keep hot.
This is the part of the job almost nobody explains, which is odd, because understanding it is what stops people spending thousands they did not need to spend.
What actually matters
Northern Utah water is hard. Scale settles on the tank floor and insulates the burner from the water above it, which causes the rumbling, raises the gas bill and shortens the life of the tank.
Meanwhile the anode rod, the sacrificial component that corrodes so the steel tank does not, is usually spent by year five and almost never replaced. Between those two facts sits most of the difference between a heater that reaches twelve years and one that fails at seven.
What to do about it
Flush it annually. Have the anode rod inspected and replaced when it is spent. Test the relief valve and check the expansion tank pressure while you are at it. That visit runs $150 to $325.
Against a $2,100 replacement, that is the cheapest arithmetic in this trade.

Maintenance is the lever
Almost all of the variation in service life comes down to whether anyone serviced it.
Age is not a diagnosis
A sound ten year old tank is worth keeping. A neglected seven year old one may not be.
Tank body leaking
The one genuine end of life signal.

Water heater sizing guide?
Household size, fixtures running at once, fuel type and space. Bigger is not better, it just costs more to keep hot.
How often should I flush it?
Once a year in Northern Utah. The water here is hard enough that annual is genuinely the right interval rather than a sales schedule.
What does a maintenance visit cost?
$150 to $325, including the flush, anode inspection, relief valve test and expansion tank check.
Will this really extend the life?
Materially, yes. A flushed and re-rodded tank reaching twelve years here is realistic. A neglected one failing at seven is common.

Three questions. We will tell you whether this is a part or a tank, and roughly what each one costs, before anybody schedules anything.

Most repair calls are seen the same day. Replacements are usually next day, sooner if the tank is leaking.
